Property Brokering – Terms and Conditions

At Wimalarathne Realestate Pvt Ltd, we value transparency, fairness, and
professionalism in every property transaction. The following terms and conditions outline
our service and commission structure for rentals and sales.

  1. Rental Transactions

  • For rental agreements of one year or more, Wimalarathne Realestate Pvt Ltd charges a
    service fee equivalent to one month’s rent, payable by the property owner.
  • All rental payments will be made directly to the property owner by the tenant.
  • Our team will facilitate and coordinate the process to ensure a smooth and secure
    transaction for both parties, including assistance with property viewings, negotiations,
    and documentation.
  • The brokerage fee is due upon successful confirmation and signing of the rental
    agreement between the landlord and tenant.

  1. Property Sales

  • For property sales, Wimalarathne Realestate Pvt Ltd charges a 3% commission based
    on the final sale value of the property.
  • The payment for the property will be made directly to the seller, while our team ensures
    all aspects of the transaction are handled professionally and transparently.
  • The brokerage commission is payable upon successful completion of the sale and
    signing of the sale agreement.

  1. General Terms

  • All brokerage fees must be settled directly with Wimalarathne Realestate Pvt Ltd as per
    the agreed terms.
  • Once a deal has been successfully concluded, the agreed service fee or commission is
    non-refundable.
  • Wimalarathne Realestate Pvt Ltd acts as a professional intermediary and does not hold
    or handle client funds for property payments.
  • Clients are advised to verify all property-related documents and legal requirements
    before finalizing any transaction.
  • The company reserves the right to revise its terms, conditions, and commission rates
    with prior notice.
  • All services are provided in accordance with the laws and regulations of Sri Lanka’s real
    estate industry.
